From what I've seen of previous videos it will be instanced. Apparently there will be neighborhoods that your house will be in with a group of other players homes. The way the neighborhoods work is that when you sign up to receive a home, others that sign up at the same time will be assigned to homes in your neighborhood. My FC, for example, is going to try to pay for our houses at the same time, so we're hopefully all slotted in the same instance.
